Bid what is actually on the drawings
Scope is issued in writing with the gaps between trades already identified, so you are not pricing a guess about what the next contractor assumed. Questions are answered by addendum, so every bidder sees the same answer.
Paid on the terms we agreed
Pay applications processed on a published cycle and not held against unrelated disputes. A subcontractor financing our project is not a business model, and it is the fastest way to lose the good ones.
A schedule built from your durations
The baseline comes from what you commit to, not from what we wish were true. When we ask you to recover time we will say what changed and what it is worth.
Room for small and emerging contractors
Bid packages broken into sizes a smaller firm can actually bond and carry, and a prequalification process that does not assume you have already done a project this size.
From prequalification to your first shift.
Prequalify
One submission covering capacity, bonding, safety record, and references. Approved once and kept current, rather than repeated for every job.
Bid
Packages issued with scope in writing and a defined question period. Answers go out by addendum to everyone bidding.
Build
Orientation before your first shift, a schedule you helped set, and a superintendent on site who can make decisions without a phone call.
