They stall waiting on an answer somebody could have gotten months earlier — from a county, a utility, or the ground itself. Here is the order we do things in, and why each step exists.
Price it honestly
Estimating against real subcontractor pricing and lead times a fabricator has actually confirmed. If the budget and the building do not agree, you hear it now, while changing the design is still cheap.
Plan it before we mobilize
Trade coordination, clash resolution, procurement, and a logistics plan that works for the people already using the site. Most of what saves time on a job is decided before any of it starts.
Break ground with our own crews
Earthwork, site utilities, and concrete carried by our own people. When the ground turns up something the drawings did not show, the superintendent redirects the crew that morning instead of starting a change order.
Build it and keep it moving
Trade partners coordinated against a schedule built from their own committed durations, tracked weekly against real production, with safety and quality run by people who do not also carry the date.
Hand it over clean
Commissioning, punch closed before handover rather than after, record documents, and a warranty response you do not have to chase. The job is not done when the building opens.
