Everything above was built by our own crews and equipment. When the ground turned up something the drawings did not show, the superintendent redirected them that morning.

What was hard

The tenant's lease started fourteen months from notice to proceed, and the geotechnical report came back with two feet of undocumented fill across the eastern half of the site. Removing it the conventional way would have taken the schedule.

What we did

Our own earthwork crews mobilized the week of award and balanced the cut and fill on site rather than hauling, while the slab and dock package was released early against a model that was already clash-free. The building was dried in before the fill work on the east half was finished.

What it produced

Beneficial occupancy on the lease date, with no export trucking on the public road at any point.
